Spatial Patterns of the Residential Real Estate Market in the City of Zagreb

Sažetak

This paper investigates spatial patterns in the residential real estate market in the city districts of Zagreb. Through an analysis of existing advertisements for the sale and rental of residential real estate, the primary goal was to apply spatial analysis techniques to the real estate market. The analyses included global and local spatial autocorrelation, namely Moran's I index, Getis-Ord Gi* statistic, and correlation. The research involved data collection and integration from various sources, including the processing of large datasets related to advertised residential real estate published on advertising and sales platforms. Geographic data science concepts were used to create a unique methodological framework and conduct detailed spatial analyses. Specifically, the R programming language was utilized, enabling structured data management, visualization of spatial patterns, and the application of specific statistical methods. The results of this research provide detailed insights into the spatial distribution of market characteristics, i.e., patterns at the level of the Zagreb city districts. By using ESDA spatial analysis methods and integrating various datasets, the paper offers a complex spatial analysis and an overview of Zagreb's residential housing market through the detection of spatial patterns.
