Unique Records on Real Estate – Completion of Database of Cadastre and Land Registry – Whether or Not?

In the Republic of Croatia real estate data are kept by cadastral offices and Land Registry Courts. Most of the data from these records is not harmonized, and the problem is the inadequacy of the records data in relation to the actual situation. Various reasons are caused by the current state of records, which presents serious difficulties in various activities of importance for entrepreneurship, investment, economy, but also for the regular life and work of citizens, legal entities and other users of records. Competent state services have made considerable efforts to improve the record-keeping situation, but it is obvious that the problem continues to exist. The competent bodies continue to take measures to modernize and effectively conduct records, which is important in terms of the standards we must fulfil as a member of the EU but also in the interests of all users of records. For the last few months, ideas have been put into practice and activities are being undertaken on joining the cadastre and land registry. The author discusses the reasons for the incompatibility and separation of records, and possible options for the definitive arrangement of real estate records. The author supports the efforts and measures taken, points out the results and calls, due to the seriousness of the problem involved in involving all relevant structures in the regulation of real estate records.
