Spatial development of second home phenomenon in rural areas of Croatia: a case study of Koprivnica-Križevci County

Abstract
The goal of this paper is to analyze spatial development of second home phenomenon in the Koprivnica-Križevci County, as a representative case study of the above mentioned phenomenon in Croatian rural areas. Leading second home areas in the County have been identified, as well as developmental dynamics and spatial distribution of second home phenomenon from 1971 to 2011 and the level of transformation of the housing fund in towns/municipalities and settlements in the County. Šoderica, typical second home resort located at the artificial lake in the Drava river floodplain, was chosen as a representative case study for the analysis of spatial impacts of the second home phenomenon at the local level. Characteristics of second home development at the local level have been determined, as well as the structure of second home owners regarding their permanent residence and the structure and spatial distribution of second homes regarding its floor area. Second home resorts Šoderica and Čingi-Lingi on artificial lakes in the Drava river floodplain, northern slopes of the Bilogora hills and southern slopes of the Kalnik hills, as well as certain settlements in rural recreational countryside of Koprivnica, particularly near »the Podravina Highway« (state road number 2) were recognized as the leading second home areas in the County. The obtained results contribute to better understanding of the second home phenomenon spatial development, not only in rural areas of the Koprivnica-Križevci County, but also in the rural areas of continental part of Croatia, and can serve as a starting point for more adequate spatial planning of rural second home areas in Croatia.
